Abstract

ABSTRACT Many people who sell assets in the form of houses still make mistakes in determining the price, sometimes the price is too high and too low. The aim of this research is to understand how to analyze asset valuation in the form of KJPP Pung's Zulkarnain and Partners' Jember Branch residence and evaluate it. The method used is qualitative descriptive. The results of this research show that assessing assets in the form of residential houses using the cost approach in assessing assets in Jember Regency is appropriate because in Jember Regency it is difficult to find properties in the form of similar residential houses. The purpose of using the cost approach method is to fulfill the principles of fairness and justice. So that people will not object to the amount of tax they have to pay. Apart from that, the reason for using the cost approach in determining the value of an asset in Jember Regency is also based on the types of assets in Jember Regency Keywords: assets, cost approach, residential house
